The best land locator depends on the description you receive and the result you need. A PLSS township reference, an Alberta LSD and a parcel ownership search require different data. This guide is written by Eutopix Labs, the developer of Legal Land Locator; it is not an independent product ranking.
Choose by the work you need to do
- Offline PLSS or DLS navigation estimates: consider Legal Land Locator for supported U.S. states, Alberta, Manitoba and the BC Peace River Block.
- Connected PLSS search and directions: consider Township America, whose mobile documentation says searches, map tiles and directions require internet access.
- Broader Canadian land research: compare Township Canada’s current plans and covered layers with your needs.
- Ownership, legal corners or a dispute: start with the relevant official records and an appropriately qualified professional.
What Legal Land Locator does well
It bundles township data for local parsing and navigation estimates. You can keep sites with job and access notes, copy coordinates and export field records. Three successful lookups are included before the lifetime unlock is needed. There is no account or developer lookup server.
Offline calculation does not mean every map image or external driving route is available offline. Prepare the background maps and route you need before leaving coverage.
Where another option is a better fit
The app is not an ownership database and its computed sections are not surveyed boundary geometry. It does not cover Saskatchewan, Texas’s non-PLSS survey system, or every irregular legal-description format. Choose by the specific region and source, rather than by a claim of worldwide coverage.
Test an app before relying on it in the field
- Enter a complete known description, including the correct state or region and meridian.
- Compare the result with a trusted reference location. A successful parse does not establish coordinate accuracy.
- Repeat a supported lookup without connectivity and check which map functions remain available.
- Save a disposable test site, reopen it and check the exported coordinates and notes.
A note for existing users
Version 1.0.1 corrects a U.S. PLSS north–south section-placement issue in version 1.0. Check the installed version and recheck older U.S. saved results before navigation. Original saved and imported coordinates are preserved rather than silently rewritten.
