From a legal description to a record you can take into the field
Enter a known description with the correct state or region and meridian. Legal Land Locator uses bundled township data for local parsing and navigation estimates, so the lookup does not depend on a developer server. Copy coordinates, keep job and access notes and use the app’s field-record exports when needed.
We recommend this workflow for supported U.S. PLSS states, Alberta, Manitoba and British Columbia’s Peace River Block. The app does not cover Saskatchewan, Texas’s non-PLSS survey system or every irregular description. Check your region before relying on a result.
Test your first site before leaving coverage
- Use one complete description whose location you already know.
- Compare the result with a trusted reference. A successful parse is not proof of coordinate accuracy.
- Repeat a supported lookup offline and check which map functions remain available.
- Save a test site, reopen it and inspect its coordinates and notes.
Offline calculation does not mean every map image or external driving route works offline. Prepare the background maps and route you need before leaving coverage.

How other tools fit different field jobs
Township America documents a connected PLSS search and directions workflow; its mobile documentation says searches, map tiles and directions require internet access. Township Canada offers broader Canadian land-research plans and layers. Compare their current coverage and functions if those are the jobs you need. For ownership, legal corners or a boundary dispute, use the relevant official records and an appropriately qualified professional. Legal Land Locator is not an ownership database, and computed sections are not surveyed boundary geometry.
A note for existing users
Version 1.0.1 corrects a U.S. PLSS north–south section-placement issue in version 1.0. Check your installed version and recheck older U.S. saved results before navigation. Original saved and imported coordinates are preserved rather than silently rewritten.
